What's Actually Living Under Your House — And What It Left Behind
The crawlspace is the most neglected part of most homes — and the most exploited by wildlife. Rats build nesting colonies in insulation batts hanging from floor joists. Opossums den under ductwork. Snakes follow rodent trails into the dark. Raccoons tear open vapor barriers to create dry resting spots. Over time, the accumulation of animal waste, shredded insulation, and debris creates a contamination problem that affects the entire home above it — compromised indoor air quality, structural deterioration from moisture and urine, and persistent odors that infiltrate living spaces through floor gaps and HVAC systems.
Crawlspace cleaning after wildlife activity is not a simple sweep. Rodent urine soaks into wood and creates a permanent scent marker that attracts future animals even after the original colony is removed. Rat droppings can carry hantavirus. Raccoon feces harbor Baylisascaris roundworm. Contaminated insulation batts, if disturbed without proper PPE, release dried pathogenic material into the air. Professional crawlspace restoration means removing all contaminated material, decontaminating every accessible surface with EPA-registered biocide, replacing damaged vapor barrier, and reinstalling clean insulation — the complete solution, not a partial fix.
We've restored hundreds of crawlspaces across Carrollton, Douglasville, Newnan, and Metro Atlanta. Every project follows the same standard: full documentation before and after, written proposal before work begins, EPA-registered biocide application, and all work performed by our own trained crew — not subcontracted day labor. We back all restoration work with a written satisfaction guarantee.
Signs Your Crawlspace Needs Professional Restoration
Animal droppings visible on vapor barrier or bare ground
Torn, sagging, or missing insulation batts under floor joists
Damaged or missing sections of vapor barrier
Strong urine or musty odor coming from beneath the floors
Evidence of nesting — shredded material, fur, food caches
Prior wildlife removal with no follow-up cleanup performed
Our Crawlspace Restoration Process
Inspection & Documentation
We inspect the entire crawlspace, document all contamination areas with photos, assess insulation and vapor barrier condition, and identify any structural issues. You receive a written inspection report and detailed proposal before work begins.
Waste & Contaminated Material Removal
All animal waste, contaminated insulation, debris, and nesting material is removed with proper PPE and sealed for disposal. We work methodically through the entire crawlspace — no areas are skipped. Contaminated vapor barrier is removed if replacement is included in the scope.
Surface Decontamination
All accessible crawlspace surfaces — joists, decking, posts, piers, and any remaining structural wood — are treated with EPA-registered biocide. This eliminates pathogenic organisms, odor-causing bacteria, and the scent markers that attract future wildlife. The biocide is allowed to fully dwell and dry.
Reinstallation & Restoration
Vapor barrier is replaced if damaged. New insulation batts are installed to the proper R-value for the floor system. If crawlspace encapsulation was requested, that process begins after decontamination is complete. We document the finished work with photos.
What Our Customers Say
"Rats had been in our crawlspace for who knows how long. The smell was coming up through our floors. TOG cleaned the whole thing out, decontaminated it, replaced the insulation, and installed a new vapor barrier. Clean and dry down there now — what a difference."
— Mike D., Carrollton, GA
"Very professional from inspection through completion. They showed me photos of everything they found before starting, explained exactly what needed to happen, and the crew did excellent work. No surprises on the invoice."
— Amanda R., Douglasville, GA
"I'd had another company come out who just removed the animals and left. TOG explained that without cleaning the waste and scent markers, new animals would find the same crawlspace within months. They were right to push for the full restoration."
— Tom B., Newnan, GA
